Queen Anne Craftsman

The original windows were drafty and no longer functioned and the once beautiful and intricate stained mouldings had so many coats of paint on them that the intricate detail work was hardly visible. Hardwood flooring had been removed and replaced with low grade carpet which was well past the end of its lifespan. The bathroom badly needed to be updated.
To begin, most of the main floor was demolished down to the wall framing. Several dropped ceilings were removed to bring back the original 10’ ceiling height. Repairs were made to substandard framing and electrical wiring and the plumbing was brought up to date. All of the exterior walls were insulated as well as the ceilings. The windows were all replaced with energy efficient Marvin windows with clear fir interiors and aluminum clad exteriors.
Once the drywall was in, CCH began the process of bring back the charm! The new mouldings were all custom milled to match the old profile exactly, and the new doors were custom made to match the existing doors in the home. The bathroom received all new tile and fixtures. The kitchen had been updated several years prior but the trim installed at the time did not match the existing profile, so it was removed and replaced with the new profile to keep a feeling of consistency throughout the home. A coat of dark stain on the windows, doors and trim completed the transformation.

At some point in time, most of the original siding on the house had been replaced with an unattractive shingle siding.  Working from a historical archive photo, CCH was able to bring back the original siding scheme to the house.  However, instead of using cedar siding as would have been used originally, the patterns were recreated using fiber cement siding, a product that is not only more durable and requires less maintenance, but is also a more environmentally conscious choice.   New, clear fir, front and rear doors were installed along with two pairs of wood corbels, which were custom made based on the archive photo, to complete the exterior transformation.

The last phase of the project was the detached garage. The existing garage was more of a shed than a garage and the foundation was crumbling. After an initial investigation, it was determined that it would be more cost effective and a better finished product if we started from scratch. The original garage was demolished and a new two car garage was installed in its place. The garage exterior siding and paint details match the home and the interior is insulated and heated as the owner uses it as a workshop year round.
